Quite often realtors and/or lawyers contact GMHA in regards to the sale of property here in the Glenwood Manor subdivision.  They usually request a paid assessment letter of a property that new owners are closing on.  The realtors/lawyers usually request that a letter be sent to them that contains the language necessary for right of first refusal.

The general form of the letter that is e-mailed to the requesting office is as follows below:
- - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - -

To Whom It May Concern:
Glenwood Manor Homeowner’s Association was established when the Glenwood Manor subdivision was first platted in 1962, in Joliet, Illinois.  The association is a not-for-profit entity registered in the State of Illinois.  The Association is a totally voluntary membership organization. There are no mandatory dues, assessments nor fees.

The Association has no legal powers with regard to homeowners or their property.  The purpose of the association is to facilitate a channel of communications within the subdivision community.  Periodically, issues or situations pertinent to the subdivision may arise.  The Association is a vehicle that can be utilized to inform members, contact appropriate governmental officials and help resolve the condition.

Dues are $15.00 for fiscal year, July 1 through June 30.    The dues monies cover expenses incurred by GMHA.  The expenses include the cost of the website, WWW.GMHAJOLIET.ORG, patriotic flags on light poles for the 3 major holidays and Association notifications through paper copies to members without e-mails.  There are seven annual activities that are offered to the members of GMHA.  The Easter Egg Hunt with bags of treats, Halloween Parade with treats for the children, Family Fishing Festival with luncheon after fishing, Spring Fish Fry subsidy for dinner and Winter Holiday Dinner Party with reduced cost to members.  Larger want ads for our two Garage Sales, and the Subdivision garage sale permit from the City come out of the dues monies.

These social activities are held to foster friendship and neighborly relations among residents.  The Family activities are planned from time to time keeping Glenwood Manor a “child safe” subdivision.

Sincerely,
Leroy Rakoski, President
